Abstract

隨著寵物經濟的蓬勃發展,過往戰後嬰兒潮發展至今,各國的人口組成普遍呈現高齡化與少子化的趨勢,而寵物逐漸被視為家庭成員,帶動對寵物友善設施的需求成長。消費者在購屋時對此類設施的期待日益增加,促使房地產市場重新審視其角色與價值。本研究旨在探討寵物友善設施對房屋購買決策的影響,分析不同設施的吸引力差異、與傳統購屋因素的交互作用,以及寵物友善住宅的市場發展潛力,為建商、房地產開發商及政府部門提供規劃參考。本研究採立意抽樣選取台北市區4位具購屋經驗的寵物主人進行深度訪談,以半結構式訪談的方法,針對四位養寵物者(養貓、狗、守宮)進行深度訪談,運用主題分析法處理質性資料,輔以NVivo軟體進行編碼與主題歸納,並透過同儕審查與成員檢核確保研究信度。根據分析訪談結果,主要發現寵物友善設施對購屋決策具正向影響,但影響程度因寵物種類與個人需求而異。養貓狗者高度重視動物醫院與運動公園,視其為提升生活品質與寵物健康的關鍵;養守宮者則偏好基礎設施,如用品店。而在購屋時,寵物友善設施的重要性(10-25%)低於傳統購屋因素如:地段與價格,但能帶來5-15%的價格溢價。所有受訪者看好寵物友善住宅市場的成長潛力,認為寵物經濟與少子化趨勢是主要驅動力。綜合上述結論,寵物友善設施會增強購屋意願,但其影響力次於傳統因素,且因寵物種類不同而呈現差異。動物醫院與運動公園具普遍吸引力,市場潛力受社會與經濟趨勢支持,顯示寵物友善住宅具有長期發展空間。最終,本研究建議建商考慮將寵物活動空間、設備清潔區及寵物醫療服務納入新建案規劃、政府或相關單位可制定寵物友善住宅認證制度,以引導市場發展。未來研究應擴大樣本範圍,結合量化方法,進一步驗證結論的廣泛性
With the booming pet economy, the global population has generally trended toward aging and declining birth rates since the post-war baby boom. Pets are increasingly viewed as family members, driving the growing demand for pet-friendly facilities. Consumers’ expectations for such facilities when purchasing homes are rising, prompting the real estate market to reassess its role and value.This study aims to explore the impact of pet-friendly facilities on home-buying decisions, analyzing the varying appeal of different facilities, their interactions with traditional home-buying factors, and the market development potential of pet-friendly residences. It provides planning references for builders, real estate developers, and government agencies.The study employed purposive sampling to select four pet owners with home-buying experience in the Taipei metropolitan area for in-depth interviews. Using a semi-structured interview approach, the study conducted detailed interviews with four pet owners (of cats, dogs, and geckos). Qualitative data were processed using thematic analysis, with NVivo software used for coding and theme categorization. Peer review and member checking were applied to ensure research reliability.Based on the analysis of interview results, the main findings indicate that pet-friendly facilities positively influence home-buying decisions, though the extent of influence varies depending on pet type and individual needs. Cat and dog owners highly value veterinary hospitals and exercise parks, viewing them as critical for improving quality of life and pet health. Gecko owners, however, prefer basic facilities such as pet supply stores. In home-buying decisions, the importance of pet-friendly facilities (10-25%) is lower than traditional factors such as location and price but can contribute to a 5-15% price premium. All interviewees are optimistic about the growth potential of the pet-friendly housing market, citing the pet economy and low birth rate trends as primary drivers.In conclusion, pet-friendly facilities enhance home-buying intentions, but their influence is secondary to traditional factors and varies by pet type. Veterinary hospitals and exercise parks have broad appeal, and market potential is supported by social and economic trends, indicating long-term development prospects for pet-friendly residences.Ultimately, this study recommends that builders consider incorporating pet activity spaces, equipment cleaning areas, and pet healthcare services into new project plans. Governments or relevant agencies could establish a pet-friendly housing certification system to guide market development. Future research should expand the sample size and integrate quantitative methods to further validate the generalizability of the findings.
