提升集合式住宅智慧化之研究-以台灣為例

Abstract
本研究目的旨在探討集合式住宅智慧化管理系統,對於受訪者之重要程度認知、滿意度及需求探索,設備提升對於受訪者之影響程度為何。以個案探討及國內外智慧住宅社區發展現況與文獻探討,以十九項系統作為調查指標,研究方法採用問卷調查法進行量化分析,收集受訪者之資料進行研究分析以大臺北地區為例,本研究採用採便利抽樣法,透過通訊軟體Line發放問卷進行Google表單問卷調查,及部份紙本問卷調查,最後收集資料使用STATA套裝軟體 將資料進行分析,並驗證研究結果,以描述性統計 及迴歸分析進行驗證分析,並做出結論與建議。
透過本研究發現,目前還有許多居民不瞭解何謂「智慧化管理系統」,對於他們而言,這是一個新名詞,再加上大部份集合式住宅都有安裝「基本配備」之智慧化系統,但受訪者並不認為門禁系統、監視錄影系統、車道管制系統等是屬於智慧化系統的一部份,因此對於安裝智慧化系統的優缺點也全然不知。
多數民眾對於安全系統重視程度較高,期待智慧化系統能帶給生活居住環境更加安全防災,也期待安裝智慧化系統能帶來生活更加便利;本調查其中也分析抗拒安裝智慧化之原因,多數受訪者認為安裝建置智慧化系統是昂貴的,日後維護成本費很高,受訪者對於資訊運用上抱以擔心,擔心技術不成熟造成系統當機或個資外洩等問題。
資訊科技日益進步,民眾對於智慧化新科技運用及接受程度,需要再提升傳遞,藉由本研究調查瞭解到受訪者滿意度、抗拒智慧化因素及擔憂使用成本之分析,期待能供政府單位、系統開發商及推動者受訪者之參考,藉此瞭解受訪者提供符合需求之智慧化系統,為住宅,營造更優質的智慧生活環境,為城市,帶來更多連結智慧化發展。
The aim of this study is to investigate customers’ satisfaction, value, and resistance towards adoption of intelligence management system for their residential complex. the impacts of instrumental upgrades to the customers are also discussed in this study. Specifically, nineteen functions of the systems were discussed as the focal theme based on previous cases, literature review, and current technology of intelligence system. The method of this study is statistical analysis from the results of the self-designed questionnaire. Using the approach of convenience sampling in Taipei area, we conducted questionnaires through google documents links as well as print-out format. Statistical analyses were performed by STATA including descriptive statistical summary and regression analyses. The results of this study showed that most of 61.45% respondents did not really understand what were meant by intelligence management system. They did not consider the systems that have been widely adopted such as gate control, video surveillance, drive way control etc.as part of theintelligence system. In addition, they did not fully understand the advantages of adopting the intelligence system to theirresidential complex. Most of 81.35% respondents expect that adoption of intelligence system could improve the safety of their living environments, and also enhance the convenience in life. However, there were concerns and resistance associated the adoption, which were also investigated in the study. The results indicated that high cost of installation and high cost of the follow up maintenances were the main consideration. Other concerns such as information security or data leakage problem due to system errors or internet security issue were also part of the resistance to installation. With ever advancing information technology, people would continue to adopt new systems to improve their living environment. Understanding the extent to which that people are willing or resistant to adopt, and their concerns will help the society to move forward in building a safer, greener, and more convenient residential spaces. The results of the study are important references for government authorities, system developers, and real estate constructors for providing quality neighborhood with intelligence management system in the future.
