不動產購買評選決策因素研究:以台北市大安區套房為例

Abstract

2019年底新型冠狀病毒病(COVID-19)在全球蔓延開來,台灣因超前佈署,全民防疫有成,在全球疫情紓困低利率、台商回流、外資湧進股市的情況之下,預售屋開始新一波飆漲,中南部房價更創新高。台灣人口大多集中在六大都會區,都會區的生活機能和公共資源較多,就業機會也比較多,在比例上,都市居住需求宅數遠大於鄉村。根據內政部不動產資訊平台的統計,六都「單人宅」(一人一宅)宅數有逐年上升的趨勢,這和台灣逐漸高齡化、少子化的社會趨勢息息相關。本研究建構台北市大安區套房購買評選決策模式,由三類型購屋動機者方向出發,藉由四項主因素及十四項次因素評選、決策,並利用AHP方法將四項主因素準則及十四項次因素準則權重求出,並加以分析比較。
At the end of 2019, the new coronavirus disease (COVID-19) spread across the world. Due to the advanced deployment of Taiwan, the nation’s epidemic prevention has been successful. Under the conditions of global epidemic relief, low interest rates, the return of Taiwanese businessmen, and the influx of foreign capital into the stock market, it is expected The sale of homes has begun a new wave of soaring, and housing prices in the central and southern regions have reached new highs. The population of Taiwan is mostly concentrated in the six metropolitan areas. Metropolitan areas have more living functions and public resources, and there are also more job opportunities. In proportion, the number of housing needs for urban dwellings is far greater than that of rural areas. According to statistics from the real estate information platform of the Ministry of the Interior, the number of"single-person houses" (one-person, one-house) in Liudu has been increasing year by year, which is closely related to Taiwan's gradual aging and declining birthrate. This study constructs a decision-making model for house purchase selection in Daan District, Taipei City. It starts from the direction of three types of house purchase motives. It uses four main factors and fourteen sub-factors for selection and decision-making. The weights of the four sub-factor criteria are calculated and analyzedand compared.
