台灣高齡共生宅創新商業模式之探討

dc.description.abstract | 台灣社會面臨高齡化與少子化的雙重壓力,加上過去十年的離婚率持續攀升與Covid-19疫情帶來的影響,未來台灣的住宅市場產品結構將因此產生巨變。尤其是因人口老化快速的變化,導致為老年人量身訂做的住宅商品如雨後春筍般出現。本研究以此背景為出發點,透過新科技與新商業模式,探討未來可能面對的問題與需求,創造出新的住宅生活型態。本研究主要採用質性研究,選定兩個主打高齡共生宅的建案作為個案研究,深度訪談居住在共生宅的長者以及已購客戶。研究中分析個案公司的沿革、發展歷程,並探討其策略機會辨識、市場定位、主要顧客群、公司價值主張等構面,藉此理解最適合高齡共生宅的商業模式。研究發現,共生宅或全齡友善宅不僅是未來建築業的主要亮點與創新模式,也是滿足社會福利需求與中高產階級銀髮族居住需求的主要方式。在硬體設施方面,無障礙空間設計與通用設計已成為標準配置,但高齡住宅提供者未來能否在市場上脫穎而出的關鍵,將取決於能否提供更多的附加軟體服務,如健康管理、生活起居管家、活動課程等。而現今市場上仍存在缺口,尚未出現安全環境且生活便利的中價位高齡住宅。最後本研究對政府高齡產業所建議擬定的政策,鼓勵開發商針對建築住宅裡有設定一定面積的長照機構、高齡或者是設計全齡友善環境住宅。最直接的方法就是政府對於企業體私人投資經營的高齡宅,應該考慮在容積的部分給予獎勵,例如無障礙通用設計可以給予提高容積的獎勵。此外,還可以考慮各種配套措施,如高齡者入住時承租租金或是興建時建商貸款的補助等。透過這些補助或減免機制,可以降低高齡住宅的建設成本,促進高齡住宅的發展,也可以更好地滿足高齡者的住宅需求。。 | zh_TW |
dc.description.abstract | Taiwan is facing the challenges of an aging population, declining birth rates, increasing divorce rates, and the impact of Covid-19. These factors will lead to significant changes in the housing market. This study explores the use of new technologies and business models to address the needs of the elderly and create innovative housing options. The research focuses on intergenerational housing and examines the strategies and market positioning of two case studies. The findings highlight the importance of age-friendly housing, including accessible design and additional services like health management. However, there is still a need for affordable age-friendly housing that offers safety and convenience. The study suggests government policies that incentivize developers to incorporate long-term care facilities and age-friendly environments in residential buildings. These measures aim to reduce construction costs and better meet the housing needs of the elderly population. | en_US |
