Abstract

背景:本研究主旨在於臺灣在高齡化社會趨勢下,中高齡者選擇出售型銀髮宅的關鍵考量,並為政府與業者提出建議。臺灣已2025年進入超高齡社會,65歲以上人口逾總人口的20%。同時,社會面臨「人老屋也老」的雙老現象,凸顯高齡住宅適居性改善的急迫性。儘管銀髮宅商機湧現,大型企業集團積極佈局,但目前市場供給量能僅約8336戶,潛在需求者保守推估約4.3萬人,供給遠不足需求。目的:本研究採用量化問卷法,以45歲以上中高齡者為研究對象。問卷共分為三個部分,包括受訪者的個人基本資料、未來退休居住選擇,以及購買銀髮宅之影響因素與意願。結果:發現,未來退休居住趨勢,雖然「原地老化」仍是主流,但是住宅偏好「延後型入住」。聚焦產品定位與市場區隔,主力總價控制在600-1200萬元,採成屋銷售模式,提供12-20坪的彈性空間,並預留看護獨立空間。將「專業醫療團隊」和「24小時醫療監控」作為核心競爭力,並積極營造青銀共居或全齡宅的社群氛圍,透過多元活動鼓勵「有親朋作伴」的社交生活。此外,應創新營運模式,提供出售型與租賃型並行的雙軌產品,將物業管理費控制在1萬元內的核心價格帶,並結合彈性財務方案,以因應高齡者對「高品質、低負擔」的長住需求。並且,逾半數 (56.5%) 受訪者認同出售型銀髮住宅較划算,主要理由是「產權為己有」和「可傳承子孫」,符合臺灣社會對資產擁有與代際財產傳承的重視。
Introduction: Taiwan is rapidly transitioning into a super-aged society, with adults aged 65 and above projected to exceed 20% of the population by 2025. At the same time, the phenomenon of “double aging”—both people and housing—is intensifying the urgency of improving residential suitability for older adults. While the market for senior housing shows strong potential and major corporations are investing actively, current supply remains limited at approximately 8,336 units, far below the estimated demand of more than 43,000 individuals. This study aims to identify the key factors influencing middle-to-older-aged adults’ choice of for-sale senior housing and to provide recommendations for government and industry stakeholders. Methods: A quantitative survey was conducted among individuals aged 45 and above. The questionnaire consisted of three sections: (1) demographic background, (2) future retirement living preferences, and (3) factors influencing the intention and willingness to purchase for-sale senior housing. Results: Findings indicate that although “aging in place” remains the mainstream preference, respondents tend toward “delayed move-in” models for retirement housing. Optimal product positioning is concentrated in the NT$6–12 million total price range, favoring ready-built sales models with flexible unit sizes of 12–20 pings, including reserved space for caregiver accommodation. Core competitiveness should emphasize professional medical teams and 24-hour health monitoring. Furthermore, fostering intergenerational or all-age community living through social activities encourages companionship and social interaction. An innovative dual-track model—offering both for-sale and rental options—together with property management fees controlled under NT$10,000 and flexible financing schemes, is essential to meet long-term demands for “high quality, low burden” living. Over half of respondents (56.5%) considered for-sale senior housing more cost-effective, primarily due to “ownership of property rights” and “inheritance for descendants,” reflecting Taiwan’s cultural emphasis on asset ownership and intergenerational wealth transfer.
